The warehouse and industrial real estate market is gearing up for a new phase of development; it is crucial for stakeholders to evaluate the results of 2026, identify promising facility formats, and select strategies for 2027–2028. These topics will be the focus of the 14th "Warehouses of Russia: 2026 Year-End Review" forum, taking place on November 25 in Moscow.
Market Analysis and Light Industrial Prospects
The forum’s business program will cover key segments of the warehouse and industrial real estate market. Participants will discuss macroeconomic indicators, 2026 market performance, and the factors that will shape the industry's development in the coming years.
Special attention will be paid to the "light industrial" format—industrial spaces designed for small and medium-sized manufacturing, storage, goods processing, and other business activities. The agenda includes the impact of new GOST standards on the development of such facilities, tenant requirements for premises in Moscow and the Moscow region, and the assessment of land plots for industrial projects.
Scheduled topics include:
- developing industrial parks with state funding,
- managing land banks, and
- selecting the most promising land-use purpose.
Experts will also examine opportunities for structuring assets through closed-end investment funds (ZPIFs) and analyze case studies of transactions from 2024–2026.
Real Estate Development Practice: How to Optimize Costs
Another section of the program focuses on project implementation and identifying opportunities to reduce capital expenditures without compromising quality.
Featured case studies include the construction of a speculative Class A warehouse in St. Petersburg housing four tenants under one roof, as well as the development of a warehouse complex in Chelyabinsk using an "open-book" model in collaboration with the general contractor. In the latter instance, the developer conducted nearly 200 tenders to optimize costs.
Participants will also examine examples of selling a light industrial project in the Moscow region at the top end of the market, the specifics of rapid-assembly warehouses, and the economics of underground storage facilities.
The technical segment of the program will address solutions that impact construction costs—ranging from the selection of rebar, roofing materials, and tapered beams to the use of specialized piles for challenging soil conditions. There will also be a dedicated discussion on the collaboration between the general designer and the general contractor within a single project.
Fire Safety and Property Insurance
Running concurrently with the forum is the 2nd industry conference, "Fire Safety: Warehouses and Industrial Real Estate." The agenda focuses on protecting warehouse complexes and industrial facilities against fire and other hazards.
The conference will cover regulatory updates, modern fire detection and suppression systems, and engineering solutions and equipment for facility protection. Participants will discuss necessary measures at the design and construction stages, ways to enhance safety in existing facilities, and operational risk assessment.
A dedicated session will address insurance for warehouse and industrial real estate, taking into account new regulations that came into effect on October 1, 2026. Issues regarding insurance coverage, risk assessment, and the selection of protective measures are of particular importance to property owners, developers, and management companies.
